Caledonia Construction Inc. is a custom homebuilding firm that has been in business in the Chapel Hill area since 1980. We pride ourselves on a hands-on approach that stresses good communication with our clients, attention to detail, and high quality in every phase of construction. We typically build only one or two homes at a time, allowing us to give each project our full attention. Since the building slow down began we have built fewer new homes. Instead we have done additions, renovations, screen porches, decks, a woodworking shop, a dog kennel, and an art studio. As of November 2015 we are pleased to be nearing completion of a custom home in Durham's Hope Valley neighborhood that was designed by architect Ken Peterman.
On each project, one of the three principals of the company is the project manager. He is supported by the other partners, but there is one point person on the job every day who is always available for consultations with the homeowner. Since we began building, we have chosen to do all the carpentry work ourselves: framing, exterior trim, hardwood flooring installation, interior trim, and built-ins. Many custom builders subcontract most or all of the carpentry, but we feel that we have better quality control by doing the work ourselves.
Our homes have incorporated energy-efficient and solar building practices since our company’s inception. Most of our homes feature some combination of orientation for passive solar, solar hot water heating, green building materials, geothermal, high efficiency insulation, and high efficiency heating and cooling systems.
We have developed relationships over the years with some of the best tradesmen in the area. For example, we have worked with Alwon Electric Co. for almost thirty years, and with Aventine Woodworking for over twenty years. We strive to work with subcontractors who share our commitment to high quality and good communication with our clients.
Most of our homes are architect designed, and we pride ourselves on our good working relationships with some of the area’s leading residential architects. In recent years we have worked with local architects Ken Peterman, Georgia Bizios, Tina Govan, Lyn McClay, Giles Blunden, and Richard Hall, as well as designer Pearl Arnold. Caledonia partner Charlie Straughn has also designed a number of our projects.
Although we have built almost every type of home, much of our work can be categorized as contemporary and/or Craftsman style. As you can see in our Projects pages, a majority of our homes have high-quality wood exterior finish materials, generous roof overhangs, and casement windows. The interior finishes commonly include wide-board hardwood flooring, extensive ceramic tile, and furniture- quality locally built cabinetry.
